Key responsibilities

·       Plans and executes the multi touch point marketing plan for assigned projects including management of marketing budget and delivery of marketing materials within allocated budget. Facilitates and manages all marketing processes that successfully brings Cairn offerings to the relevant segments/markets

·       Develop an approach to media planning that embraces a move towards segmented marketing planning to address our key target groups across the prospect pool

·       Take ownership of all ATL and BTL marketing operations/processes, including liaison with the creative, graphics, printing and other 3rd parties/agencies

·       Define an integrated, standardised and holistic marketing strategy, resulting in a clear approach to how we communicate our key messages and ensure it’s understood and adopted by all of our people. 

·       Drive processes to effectively partner with cross-functional teams and external partners in order to develop integrated strategies and programs

·       Leverage insights and understanding of how other industries communicate and engage their customers. 

·       Manage post campaign analysis to evaluate effectiveness and make recommendations for media strategy & planning development

·       Aggregate and develop key actionable insights based on existing and new customer data to result in a clear understanding of the triggers that engage our target customers.

o   e.g. What analysis needs to be done now? What would a targeted demographic of target customers (Dublin based, 25-35 years) say about buying a new home? What can we learn?  How can we help address barriers to purchase? 

·       Deliver an understanding of customer segmentation in how we can better market our homes to multiple and very different classes of buyer - first time buyers, the investor, new parents, the second or third time purchaser, empty nesters, the retired community, foreign market, expats etc.

 

The candidate;

·       4-5 years of marketing experience in media planning and strategy development

·       Media strategy, planning and analysis experience – Agency or client side

·       Thorough understanding in online and offline media landscape

·       Experience in fast moving, dynamic business environment, working to tight deadlines and prioritising workload

·       Ability to develop relationships with the variety of stakeholders in the marketing process from the end customer, construction site teams, estate agents and multiple departments within Cairn

·       Presentation skills and ability to present confidently at a senior level

·       Dynamic, proactive, can-do spirit and attitude; willingness to adapt strategies on the fly

·       Proven customer analytics capability resulting in actionable insights and breakthrough.

·       Externally focused and competitive; has strong insight into how other organisations are engaging customers, adapting and changing marketing behaviour.

·       Critical and analytical thinker - will challenge traditional viewpoints and understanding root cause / the ‘why’.

·       Exceptional verbal and written communication skills

·       Experience in writing exceptional business and social marketing content

·       Has a proven track record of using social media and embraces this platform.

 

 

Sales Coordinator

Cairn plc. has a unique opportunity for a high calibre Sales Coordinator who is customer-focussed, results-driven, organised, has a high attention to detail, and enjoys working across a variety of external and internal teams to manage and coordinate the sales processes for Cairn’s residential developments.

Key responsibilities  

Typically the candidate will be expected to undertake and assist with the following duties:

·       Manage the pre-sales process from client deposit to contract to closing for multiple residential developments including overseeing the implementation of Cairns CRM system

·       Deliver above-and-beyond customer experience in-person, phone, email, and online

·       Attend and chair weekly meetings with solicitors, estate agents and site managers to ensure weekly progress of client sales process

·       Coordinate the compilation of statutory documentation (HomeBond, BER, BCAR, utilities) required under the legal conveyancing process

·       Guide each purchaser through the sales process including conveyancing , snagging and closing of their property

·       Advise on the specification, design & pricing of apartments and houses on large complex residential development projects, as required

·       Compile detailed Home Owners  manual for each development

·       Coordinate the closeout of post-sales maintenance items arising with Customers

·       Maintain administration, filing and reports for each development

·       Produce Weekly Sales Reports to Senior Management Team

·       Monitor, view, track, and analyse new developments and home design trends in the relevant local areas as comparable and competitive information

·       Manage all queries and issues raised by Residents, Management Companies, Estate Agents and Solicitors

 

The candidate;

·       A minimum of 5 years’ relevant customer service or sales operations experience

·       A passion for working ina hands-on customer-centric environment

·       Self-starter with demonstrated efficient work methods, analytical & problem solving skills and ability to handle multiple tasks in a fast paced environment where relationships, organisation, and a high attention to detail is required

·       Ability to develop relationships with the variety of stakeholders in the sales process from the end customer, construction site teams, solicitors,  estate agents, statutory providers and multiple departments within Cairn

·       The drive to achieve results working with people at all levels and within a team

·       Travel across Greater Dublin is required using one’s own transport·       Flexibility with workhours is required with occasional week-end work during development launches

Cairn plc. has a unique opportunity for a high calibre Finishing Foreman, to assist in the provision of finishing services under the direction of the Site Manager/Project Manager. This role will involve working directly with the homeowner and sales team to ensure that each house is finished as agreed.  We require an experienced, motivated team player with a keen commercial acumen who can contribute to the successful delivery of the project.

  • Manage Subcontractors and Service Providers
  • Maintain Programme
  • Take control of projects from plastering/ skimming stage onwards, through 2nd & 3rd fix to snagging stage and completion
  • Take control of Snag List
  • Ensure Completion Dates are met
  • Liaise with Sales and Legal Team 
  • Liaising with the Completions Coordinator.
  • Liaising with Home Owners and Potential Purchases.

Cairn plc. has a unique opportunity for a high calibre Health and Safety Officer to manage Health and Safety on our residential construction sites.  He/she will be responsible for the implementation of the Cairn Homes safety management system, and will report directly to the Health and Safety Manager.  We require an experienced, motivated team player with a keen commercial acumen who can contribute to the successful delivery of the project.

Key responsibilities

Typically the candidate will be expected to undertake and assist with the following duties:

  • Work as part of the Cairn Homes Construction management team to ensure the provision of a safe and productive work environment. 
  • Always seek to improve the standard of Health & Safety in a practical manner within the company management system and on specific sites.
  • Monitor and enforce the implementation of Cairn Homes Health & Safety Management System.
  • Identify site specific hazards and ensure they are addressed in the site documentation and in a practical manner on the site. 
  • Ensure clear lines of communication are maintained to the H&S Manager. 
  • Ensure the site folders and statutory records are being maintained on site. 
  • Ensure strict adherence to site rules by all contractors.
  • Assist site management to comply with statutory H&S requirements.
  • Assist Health & Safety Manager to develop and implement Risk assessments and improvements to the Cairn Homes Safe Systems of Work. 
  • Assist Site management to ensure Contractor Compliance on Cairn Homes Sites.
  • Assist H&S Manager and Site management to coordinate the safe systems of work for contractors. 
  • Enforce site specific disciplinary procedures.
  • Carry out H & S auditing on site and address non-conformances as they are identified with site management and contractors. 
  • Contribute to accident and incident investigation.
  • Contribute to the Tool Box talk topics, discussion and delivery. 
  • Identify training needs on site for Cairn personnel and the contractors.

The candidate – key requirements

  • Experience in managing safety systems in construction is required, including a qualification in Occupational Health and Safety
  • Member of IOSH (Institute of Occupational Safety and Health) preferred
  • Able to manage Health and Safety on-site using their own initiative within the scope of the management system
  • Strong relationship builder and ability to leverage key relationships across the full spectrum of project stakeholders and statutory bodies
  • Ability to manage risk and implement control measures
  • Able to work and build strong relationships with contractors from various backgrounds and trades
  • Able to chair and deliver Health and Safety meetings and presentations

Design Manager

Cairn plc. has a unique opportunity for a high caliber Design Manager. The purpose of this role is to oversee the design of our new homes to ensure the highest standards in contemporary living space design, delivering best-in-class designs in line with customer expectations.  Reporting to the Marketing and Sales Director, the successful candidate will champion and execute the Cairn architectural designs across the full portfolio of Group projects.

Key responsibilities

  • Provide oversight to our external Project Architectural teams from project inception, through planning, procurement, construction, and handover
  • Develop project specific Design Briefs working with the sales and marketing teams to ensure project designs align with target market expectations
  • Refine and develop architectural layouts for new homes with the Project Architects to optimise the interior design and functionality of living spaces
  • Lead the product selection process to ensure informed decision making in the selection of kitchen, bedroom, and bathroom fittings for new homes
  • Contribute to the Value Engineering process with the Construction Operations team to ensure buildable, value-add design solutions are achieved in line with project commercial parameters
  • Interface with the Construction Teams to ensure the smooth implementation of the design vision and delivery of detailed design packages in line with construction programme timelines
  • Define and develop in-house design guidelines for new home schemes

The candidate – key requirements;

  • Qualified Architect with 5+ years’ post qualification experience in residential architecture / internal architecture / interior design
  • A passion for good design and strong appreciation of residential building form and aesthetic
  • Experience in residential interior design and architecture, with a deep interest in modern living standards and spatial design
  • Creative mind, interest in innovation and researching evolving consumer trends
  • Commercially astute with an ability to make value-add contributions through the design development process
  • In-depth knowledge and appreciation of the budget and programme parameters underpinning the construction delivery process
  • Ability to work with a wide array of project stakeholders both internal and external, in a fast-paced project delivery environment with an ability to influence the decision-making process
  • Proficient in CAD and sketch design
  • Experience with a residential design / build developer an advantage, although not essential
