Role: Planning and Development Manager

Role Purpose:  Managing a portfolio of residential development to achieve planning consents, via the early stage project feasibility and design development phases to ensure the timely submission of planning applications in accordance with best-in-class urban design and planning standards. The role will bring a strong degree of project management to the planning application process along with providing stewardship to the design and planning teams along with internal / external stakeholders.                                   

Typical Responsibilities: 

  • Management of a portfolio of residential development projects through the early stage project feasibility, design and planning consent phases
  • Driving delivery of the planning consent process across a large pipeline of projects through a structured Project Management approach
  • Selection and coordination of the Project Professional Design / Planning teams including the development of project briefs
  • Overseeing the optimisation of scheme layouts and designs to ensure highest quality standards in building design achieved
  • Liaison with the statutory planning bodies and consultees and leading the public consultation and community engagement processes
  • Liaison with the Construction Division through the value engineering process
  • Leading an innovative approach to urban design and place-making
  • Overseeing submissions as part of the public consultation process on statutory Development Plan and Planning Policy Reviews

Typical knowledge, skills and experience required to be proficient in this role

  • Degree / Higher Diploma qualification in Town Planning, Architecture, Engineering, Project Management or Urban Design & Masterplanning
  • 10+ years’ experience with a the housing/property development company, or Local Authority or a private practice in town planning / project management
  • Strong team player, self-motivated and possess excellent communications skills.

Role: Managing Quantity Surveyor

Division: Operations

Management Unit: HQ

Role Purpose:   Overall responsibility for cost management and commercial oversight across the entire portfolio of residential development projects, from early stage Financial Appraisals through the full project life-cycle. The role will ensure adherence to best-in-class contract administration and commercial management processes, managing the interface between the project construction teams and Group Finance, to ensure robust Budget management and oversight of Project Financial Returns.                                                                       

Typical Responsibilities

  • Oversee the Project Budget process across the projects portfolio including baseline budgeting, change control, and forecasting
  • Commercial oversight of professional services and works contracts package procurement and contract administration, ensuring value-for-money achieved at each project stage
  • Establish appropriate processes for the management of interfaces between the project quantity surveyors and Group Finance
  • Develop Contract Execution Strategies across the projects portfolio
  • Provide Project Financial Appraisals support to the Site Acquisitions Team
  • Develop Working Capital projections in support of the Annual Business Operating Plan process and Group Strategy
  • Implement best practice in cost performance management and reporting
  • Cost Reporting on a monthly basis of the project Key Performance Indicators in line with Group Executive requirements

Typical knowledge, skills and experience required to be proficient in this role

  • Degree / Higher Diploma qualification in Quantity Surveying or related discipline.
  • 15+ years’ experience
  • Contract Management / Administration experience
  • Competent in Financial Appraisal / Modelling and working capital planning
  • Previous experience of commercial management in high volume residential property / commercial development environment
  • Good people management and verbal and written communication and reporting skills.

Role: Construction Planner

Division: Operations

Management Unit: HQ

Role Purpose:    Manage the Project Programming / Scheduling process for a portfolio of residential development projects across the full project life-cycle. The role will entail proactive management of the project scheduling function within the Group along with analysis of project work-streams and construction site operations, with the objective of improved productivity and interface management across the trade’s contracts.                                                                                                             

Typical Responsibilities:

 

  • Manage the Project Programming / Scheduling process across a portfolio of residential development projects throughout all stages of the project from Initiation, Planning, Tender, to Construction and Handover, reporting to the Chief Operating Officer
  • Liaise with the project delivery teams during the planning and construction stages to develop robust working programme
  • Develop and maintain a project “dashboard” system for the monitoring of planning stage workstreams and construction contract package performance against baseline
  • Develop and maintain the master programme across  the projects portfolio to assist annual business planning and longer term strategic planning within the Group
  • Lead the analysis of project workstreams and construction site operations for improved productivity and interface management
  • Develop and maintain a Progress Reporting System for submission of periodic Programme reports to Senior Management, with a strong emphasis on Critical Path and key milestone identification

Performance Indicators (KPIs) - What does good performance in this role look like

 

  • Robust system in place across the Group for project programming and progress monitoring
  • Proactive management of project scheduling including early identification of project programme constraints        
  • Potential project delays anticipated and mitigated

Typical knowledge, skills and experience required to be proficient in this role

 

  • Degree / Higher Diploma level qualification in Engineering, Construction Management or related discipline
  • 5+ years’ post qualification experience
  • Knowledge of property (residential) development planning and building systems across both low and high density projects
  • Expert level competency in Project Controls Software tools including Microsoft Project / Primavera / Excel

    Role Purpose: Project Management of large scale multi-contract residential / mixed-use developments with single point responsibility for project out-turn, from Tender Stage through Construction and Handover. The role provides leadership to the project construction team to ensure works are carried out to the required quality, Health & Safety and environmental standards, and in full compliance with the Planning Permission.                 

    Typical Responsibilities:

     

    • Project Management of large scale multi-contract residential / mixed-use developments reporting to the Group Construction Director
    • Single point responsibility for project out-turn from tender stage through construction and handover
    • Provide leadership to the project construction team to ensure works are carried out to the required quality, Health & Safety and environmental standards, in full compliance with the Planning Permission
    • Preparation of Project Execution Plan including Contracting Strategy, Programme, Budget and risks mitigation plan
    • Management of the Project Budget and Contract Administration in conjunction with the Project Quantity Surveyor; Management of the Project Programme
    • Liaison with Planning/Development Team to ensure project value-engineered during the Pre-Construction Stage
    • Liaison with Sales Management team during the fit-out; marketing and customer completions stages
    • Management of the Project Design Team during construction to ensure coordination of information flows to the site teams
    • Coordination of key project stakeholders including statutory authorities and liaison with JV Project partners
    • Implementation of best practice in project controls, performance management, and Project Reporting

    • Excellent working knowledge of latest building regulation and certification standards
    • Strong commercial acumen and negotiation skills
    • Strong interpersonal and communication skills
