Cairn plc. has a unique opportunity for a high calibre Senior Quantity Surveyor, to assist in the provision of quantity surveying services for post-contract duties on a fast moving large scale residential development. This role reports to the Project Manager and is site based.  We require an experienced, motivated team player with a keen commercial acumen who can contribute to the successful delivery of the project.

Key responsibilities  

Typically the candidate will be expected to undertake and assist with the following duties:

·       Managing subcontract packages and overseeing payments to subcontractors, suppliers and consultants along with normal QS duties.

·       Experience of RC frame / apartment and residential building / commercial projects

·       House building residential experience is essential

·       Undertaking monthly internal valuations and production of monthly cost reports

·       Reporting on budgets and variations.

·       Maintaining subcontractor and supplier contractual details.

Tasks will be allocated to reflect increasing levels of development and experience.

 

The candidate;

·       7-10+ yrs Post-Graduate experience in PQS or Contractors office.

·       An ability to achieve demanding time and quality targets.

·       Good IT skills with competency at Buildsoft, Cost-ex or equivalent, Microsoft Word and Excel

·       A willingness to attend training and to develop relevant knowledge, techniques and skills.

·       To have strong analytical skills and ability to present findings

·       To have good spoken and written communication skills

·       To be methodical, pay attention to detail and be accurate

·       To be good at working with people at all levels and willing to work in a team.

·       To be self-motivated with ability to work on own initiative

·       To be able to co-ordinate a number of different projects at the same time.

Cairn plc. has a unique opportunity for a high calibre Senior Site Engineer, to assist in the provision of civil engineering services under the direction of the Project Manager/Site Manager. This role will involve working directly with the site team and subcontractors to ensure that the development is built as agreed.  We require an experienced, motivated team player with a keen commercial acumen who can contribute to the successful delivery of the project.

Key responsibilities

Typically the candidate will be expected to undertake and assist with the following duties:

·       Monitor and evaluate quality control for sub-contractor‘s work

·       Coordinating site drawings

·       Setting out for:

o   Subcontractors i.e. giving the gridlines / levels to groundwork or RC frame

o   Foundations, Floor slabs, Blocklaying, Services and Civil Works

o   House Plots on housing projects and issuing the surveys to solicitors

o   Supervision and monitoring of ground works and civil engineering contractors

o   Supervision and monitoring of concrete frame contractors

·       RC frame experience desirable with residential and/or contracting background

·       Develop strong relationships with sub-contractors to deliver the desired outputs—on time and on budget, with high attention to quality and detail

·       Maintain site records and quality assurance documentation

 

The candidate

·       Minimum of 7 years’ work experience

·       HETAC Level 8 Engineering qualification

·       An ability to achieve demanding time and quality targets.

Project Manager

Cairn plc. has a unique opportunity for a high calibre Project Manager, who will Project Manage large scale multi-contract residential / mixed-use developments with single point responsibility for project out-turn, from Tender Stage through Construction and Handover. The role provides leadership to the project construction team to ensure works are carried out to the required quality, Health & Safety and environmental standards, and in full compliance with the Planning Permission.                 

 

Key responsibilities

Typically the candidate will be expected to undertake and assist with the following duties:

·       Project Management of large scale multi-contract residential / mixed-use developments reporting to the Group Construction Director

·       Single point responsibility for project out-turn from tender stage through construction and handover

·       Provide leadership to the project construction team to ensure works are carried out to the required quality, Health & Safety and environmental standards, in full compliance with the Planning Permission

·       Preparation of Project Execution Plan including Contracting Strategy, Programme, Budget and risks mitigation plan

·       Management of the Project Budget and Contract Administration in conjunction with the Project Quantity Surveyor; Management of the Project Programme

·       Liaison with Planning/Development Team to ensure project value-engineered during the Pre-Construction Stage

·       Liaison with Sales Management team during the fit-out; marketing and customer completions stages

·       Management of the Project Design Team during construction to ensure coordination of information flows to the site teams

·       Coordination of key project stakeholders including statutory authorities and liaison with JV Project partners

·       Implementation of best practice in project controls, performance management, and Project Reporting

  

The candidate

·       Degree / Higher Diploma qualification in Engineering, Quantity Surveying, Construction Management or equivalent; 15+ years’ post-qualification experience

·       Background in large scale, higher-density residential or commercial construction in complex –inner-city sites

·       Excellent working knowledge of latest building regulation and certification standards

·       Strong commercial acumen and negotiation skills

Key responsibilities

 

Typically the candidate will be expected to undertake and assist with the following duties:

·       Work as part of the Cairn Homes Construction management team to ensure the provision of a safe and productive work environment.

·       Always seek to improve the standard of Health & Safety in a practical manner within the company management system and on specific sites.

·       Monitor and enforce the implementation of Cairn Homes Health & Safety Management System.

·       Identify site specific hazards and ensure they are addressed in the site documentation and in a practical manner on the site.

·       Ensure clear lines of communication are maintained to the H&S Manager.

·       Ensure the site folders and statutory records are being maintained on site.

·       Ensure strict adherence to site rules by all contractors.

·       Assist site management to comply with statutory H&S requirements.

·       Assist Health & Safety Manager to develop and implement Risk assessments and improvements to the Cairn Homes Safe Systems of Work.

·       Assist Site management to ensure Contractor Compliance on Cairn Homes Sites.

·       Assist H&S Manager and Site management to coordinate the safe systems of work for contractors.

·       Enforce site specific disciplinary procedures.

·       Carry out H & S auditing on site and address non-conformances as they are identified with site management and contractors.

·       Contribute to accident and incident investigation.

·       Contribute to the Tool Box talk topics, discussion and delivery.

·       Identify training needs on site for Cairn personnel and the contractors.

 

 

The candidate – key requirements

 ·       Experience in managing safety systems in construction is required, including a qualification in Occupational Health and Safety

·       Member of IOSH (Institute of Occupational Safety and Health) preferred

·       Able to manage Health and Safety on-site using their own initiative within the scope of the management system

·       Strong relationship builder and ability to leverage key relationships across the full spectrum of project stakeholders and statutory bodies

·       Ability to manage risk and implement control measures

·       Able to work and build strong relationships with contractors from various backgrounds and trades

·       Able to chair and deliver Health and Safety meetings and presentations
