This is a newly created role within the finance department as part of the Group Finance team, reporting to the Group Finance Manager with a dotted line to the Financial Accountant. Key Responsibilities

·       Management Accounts - Assist in the preparation of management accounts, variance analysis and month end account reconciliations

·       Month End Journals - Prepare and post month end journals (prepayments, accruals, depreciation, revenue)

·       Accounts Payable: At month end assist with processing/Creditor reconciliations and month end Journals

·       Projects: Assist the accounts payable team in project implementation and Supplier data management improvements.

·       Reconciliations - Balance sheet reconciliations

·       Fixed assets - management of the fixed asset register

·       Reporting - Assist in preparing management accounts, subsidiary accounts and annual report as required by FA

·       Tax – prepare and review VAT returns, P30 Returns and RCT Returns

 

The Candidate

·       BComm or other relevant business/ finance degree

·       Part qualified accountant working towards ACCA, CIMA, ACA or CPA.

·       Previous experience of working within a busy Finance department who is self-motivated team player

·       Strong commitment to learning and development

·       Detailed knowledge of MS Office, excel proficiency a distinct advantage

·       ‘Can do’ attitude with an ability to work to tight deadlines in a busy and challenging environment 

·       Experience of Accounting Systems with knowledge of Microsoft Dynamics or Bi360 is an advantage but not essential

·       Ability to differentiate between competing priorities and channel focus in correct areas

·       Experience in fast moving, dynamic business environment, working to tight deadlines and prioritising workload

·       Ability to develop relationships across a variety of stakeholders both internally and externally.

·       Exceptional verbal and written communication skills.

Key responsibilities

 

Typically, the candidate will be expected to undertake and assist with the following duties:

 

Operations

·       Obtain a thorough understanding of all stages of a site development plan

·       Establish close relationship with the site teams

 

Sales

·       Manage the pre-sales process from client deposit to contract to closing for multiple residential developments including overseeing the implementation of Cairns CRM system

·       Attend and chair weekly meetings with solicitors, estate agents and site managers to ensure weekly progress of client sales process

·       Coordinate the compilation of statutory documentation with relevant departments (HomeBond, BER, BCAR, utilities) required under the legal conveyancing process

·       Guide each purchaser through the sales process including conveyancing, snagging and closing of their property

·       Advise on and understand the chosen specification, design & pricing of apartments and houses on large complex residential development projects, as required

·       Compile detailed Home Owners’ manual for each development

·       Coordinate the closeout of post-sales maintenance items arising with Customers

·       Manage CRM reporting of the assigned site and ensure all other involved parties do the same

·       Produce timely reports and insights for the management team

·       Monitor, view, track, and analyse new developments and home design trends in the relevant local areas as comparable and competitive information

 

Customer Service

·       Deliver above-and-beyond customer experience in-person, phone, email, and online

·       Manage all queries and issues raised by Residents, Management Companies, Estate Agents and Solicitors

 

The candidate; 

·       A minimum of 5 years’ relevant customer service or sales operations experience

·       A passion for working in a hands-on customer-centric environment

·       Self-starter with demonstrated efficient work methods, analytical & problem- solving skills and ability to handle multiple tasks in a fast paced environment where relationships, organisation, and a high attention to detail is required

·       Ability to develop relationships with the variety of stakeholders in the sales process from the end customer, construction site teams, solicitors, estate agents, statutory providers and multiple departments within Cairn

·       The drive to achieve results working with people at all levels and within a team

·       Travel across Greater Dublin is required using one’s own transport

·       Flexibility with workhours is required with occasional week-end work during development launches

Cairn plc. has a unique opportunity for a high calibre Finishing Foreman, to assist in the provision of finishing services under the direction of the Site Manager/Project Manager. This role will involve working directly with the homeowner and sales team to ensure that each house is finished as agreed.  We require an experienced, motivated team player with a keen commercial acumen who can contribute to the successful delivery of the project.

  • Manage Subcontractors and Service Providers
  • Maintain Programme
  • Take control of projects from plastering/ skimming stage onwards, through 2nd & 3rd fix to snagging stage and completion
  • Take control of Snag List
  • Ensure Completion Dates are met
  • Liaise with Sales and Legal Team 
  • Liaising with the Completions Coordinator.
  • Liaising with Home Owners and Potential Purchases.

Key responsibilities

Typically the candidate will be expected to undertake and assist with the following duties:

  • Work as part of the Cairn Homes Construction management team to ensure the provision of a safe and productive work environment. 
  • Always seek to improve the standard of Health & Safety in a practical manner within the company management system and on specific sites.
  • Monitor and enforce the implementation of Cairn Homes Health & Safety Management System.
  • Identify site specific hazards and ensure they are addressed in the site documentation and in a practical manner on the site. 
  • Ensure clear lines of communication are maintained to the H&S Manager. 
  • Ensure the site folders and statutory records are being maintained on site. 
  • Ensure strict adherence to site rules by all contractors.
  • Assist site management to comply with statutory H&S requirements.
  • Assist Health & Safety Manager to develop and implement Risk assessments and improvements to the Cairn Homes Safe Systems of Work. 
  • Assist Site management to ensure Contractor Compliance on Cairn Homes Sites.
  • Assist H&S Manager and Site management to coordinate the safe systems of work for contractors. 
  • Enforce site specific disciplinary procedures.
  • Carry out H & S auditing on site and address non-conformances as they are identified with site management and contractors. 
  • Contribute to accident and incident investigation.
  • Contribute to the Tool Box talk topics, discussion and delivery. 
  • Identify training needs on site for Cairn personnel and the contractors.

The candidate – key requirements

  • Experience in managing safety systems in construction is required, including a qualification in Occupational Health and Safety
  • Member of IOSH (Institute of Occupational Safety and Health) preferred
  • Able to manage Health and Safety on-site using their own initiative within the scope of the management system
  • Strong relationship builder and ability to leverage key relationships across the full spectrum of project stakeholders and statutory bodies
  • Ability to manage risk and implement control measures
  • Able to work and build strong relationships with contractors from various backgrounds and trades
  • Able to chair and deliver Health and Safety meetings and presentations

Design Manager

Design Manager

Cairn plc. has a unique opportunity for a high caliber Design Manager. The purpose of this role is to oversee the design of our new homes to ensure the highest standards in contemporary living space design, delivering best-in-class designs in line with customer expectations.  Reporting to the Marketing and Sales Director, the successful candidate will champion and execute the Cairn architectural designs across the full portfolio of Group projects.

Key responsibilities

  • Provide oversight to our external Project Architectural teams from project inception, through planning, procurement, construction, and handover
  • Develop project specific Design Briefs working with the sales and marketing teams to ensure project designs align with target market expectations
  • Refine and develop architectural layouts for new homes with the Project Architects to optimise the interior design and functionality of living spaces
  • Lead the product selection process to ensure informed decision making in the selection of kitchen, bedroom, and bathroom fittings for new homes
  • Contribute to the Value Engineering process with the Construction Operations team to ensure buildable, value-add design solutions are achieved in line with project commercial parameters
  • Interface with the Construction Teams to ensure the smooth implementation of the design vision and delivery of detailed design packages in line with construction programme timelines
  • Define and develop in-house design guidelines for new home schemes

The candidate – key requirements;

  • Qualified Architect with 5+ years’ post qualification experience in residential architecture / internal architecture / interior design
  • A passion for good design and strong appreciation of residential building form and aesthetic
  • Experience in residential interior design and architecture, with a deep interest in modern living standards and spatial design
  • Creative mind, interest in innovation and researching evolving consumer trends
  • Commercially astute with an ability to make value-add contributions through the design development process
  • In-depth knowledge and appreciation of the budget and programme parameters underpinning the construction delivery process
  • Ability to work with a wide array of project stakeholders both internal and external, in a fast-paced project delivery environment with an ability to influence the decision-making process
  • Proficient in CAD and sketch design
  • Experience with a residential design / build developer an advantage, although not essential
