  • Matching orders/deliveries and Purchase orders to Invoices for approval
  • Sending invoices for approval and chasing approvals when required

  • Downloading monthly and weekly payment runs from the system and reviewing for payment

Cairn plc. has a unique opportunity for a high calibre Technical Manager with primary responsibility for the design and technical aspects of the project; managing and coordinating technical information from grant of planning permission through to project completion. Reporting to the Head of Technical, you may in time manage the workload and performance of direct reports including a Technical Coordinator. The role will also from time to time entail advising the Planning Team on buildability and value engineering matters.

 

Key responsibilities

 

  • Managing external consultants and specialist subcontractors with Design Responsibilities, ensuring delivery against the brief and design responsibility matrix within set timescales and budgets.
  • Delivering to programme and adopt a ‘best value’ approach, which seeks to minimise costs and maximise value
  • Ensuring all aspects of the building design are fully coordinated, including but not restricted to, structures, M&E, façades, internal specification, service strategies and maintenance strategies.
  • Chairing Design Team meetings and workshops – champion Cairn product quality and legacy, focusing on delivering design excellence across the scheme.
  • Aiding the PM to develop and manage the Design Programme which forms part of the broader Master Development Programme
  • Managing the Design Development process during the Preconstruction/Procurement/Build stages to ensure the timely production of coordinated Design Team information to enable Cairn’s procurement and construction/ start on site.
  • Ensuring Quality is in integral through the detailed design process, delivering quality across schemes through accurate design, suitable product specification and driving design compliance.
  • Ensuring the timely production of the client design & sales brief, and deliver in accordance with the project sales strategy. Champion the delivery of accurate and coordinated information for sales purposes.
  • Ensuring technical specifications are produced in line with the agreed sales specification, within the sales and budget constraints, while working closely with the project team, in-house architects and external design team partners.
  • Overseeing the shop drawing production process for specialist subcontractors with Design Responsibility.
  • Ensuring that all required Technical Submittal approvals are delivered to facilitate the project programme.
  • Working with the Design Team to resolve clearance of planning conditions, building regulation approval, project insurance conditions, party wall conditions and BER certification.
  • Ensuring all statutory enquiries, crossovers, sewer connections etc., are submitted and pursued for their timely return
  • Ensuring translation of the planning scheme into an efficient and workable commercial solution.
  • Liaising with the in-house design and planning teams to ensure planning applications are technically compliant with all statutory standards.
  • Keeping abreast of new innovative products, practices and build methods.

 

 

The candidate – key requirements

 

  • Degree / Higher Diploma qualification in Architecture or equivalent; 5+ years post-qualification experience
  • Experience in the design and detailing of mixed use residential led schemes, preferably high rise. Previous developer/house builder essential.
  • Excellent working knowledge of latest building regulation and certification standards
  • Strong commercial acumen and negotiation skills
  • An ability to achieve demanding time and quality targets.

Cairn has a unique opportunity for a high calibre Building Services Engineer. Reporting to the Building Services Manager, you will assist in the management of the Mechanical and Electrical services design and installation on our high-density residential projects.

 

Key Responsibilities:

  • Continuous management and monitoring of the installation quality for M&E systems on residential projects, from initial coordination to final commissioning and handover
  • Support the site construction management teams in leading the coordination of M&E systems and assist with onsite problem solving, if and when issues arise
  • Coordinate with project design teams as required for M&E system interfaces with architectural and structural elements
  • Oversight of M&E sub-contractors onsite, ensuring programme and quality expectations are achieved
  • Liaise with Public Utility providers, local authorities, and design teams to ensure timely delivery of electricity, public lighting, gas, water and telecommunications services to new developments, acting as a point of contact for the respective sites
  • Anticipate the requirement for modification of existing site services and expedite mains service diversions in conjunction with the Utility Providers
  • Supplement the company’s innovation and value engineering processes in consideration and implementation of best-in-class mechanical / electrical systems and products
  • Management of the Temporary Electric / water systems

 

The candidate:

  • Further education in Mechanical, Electrical or Building Services
  • 4+ years post qualification experience in a similar project management role
  • Interest in energy management and emerging trends in residential building services, design, and construction
  • Relevant trade background an advantage but not essential

This exciting new role has been developed to ensure Customer excellence is achieved during the closing stage of each customer’s journey, both private & corporate. Reporting to the Sales Operation Manager, the Closings Executive will work collaboratively with all stakeholders to ensure that Cairn customers experience a smooth transition as they move through the end of their journey and into their Cairn home/development.

Key responsibilities

  • Management of closing process post contracts exchanged through engagement with relevant stakeholders regarding all private and corporate sales to ensure closings occur within specified timeframe;
  • Coordination of closing legal documentation from all stakeholders including design teams and Management Companies if applicable;
  • Scheduling of all customer and stakeholder appointments during the closing process in relation to snags, inspections, valuations and closings ensuring follow up to close out;
  • Develop strong relationships with the Finishing team across developments to ensure the customer journey is delivered;
  • Report weekly on overall closing programme and assist Sales Operations Manager and Director of Customer with insights, reports and presentations as required;
  • Partner with the finance team to produce accurate forcast closing dates and highlight any high risk areas;
  • Collaborate with the marketing team in relation to changes and updates required to the homeowners’ manual where product changes may occur and ensure that any are reflected in the show homes.
  • Provide support to the Customer Care Team as required

 

The candidate – key requirements

  • Property professional with 3+ years’ experience in property sales. New Homes experience is preferable.
  • A collaborative team member that is self-motivated and have the ability to work with a wide array of project stakeholders both internal and external, in a fast-paced project delivery environment.
  • Excellent Microsoft Office, Powerpoint, CRM and excel presentation skills. 
  • To be self-motivated with the ability to work on one’s own initiative.
  • Ability to develop relationships with the variety of stakeholders, construction site teams, and multiple departments within the business.
  • Disciplined in following up projects and tasks to completion.

This role provides a significant opportunity to develop a Programming function that underpins all Cairn projects providing ‘one version of the truth’ at all stages of the asset development process from concept through to close. The Construction Planning Manager will provide a multi-year outlook on current and future organisational programming, individual unit oversight, workload positions, and ultimately inform Cairn’s strategic decision-making through the development journey.

Typically, the candidate will be expected to undertake and drive the following duties

  • Develop, manage and maintain the master program across all Cairn projects through each Gateway process.
  • Partner with technical, procurement, customer, and construction teams to establish effective Programming to evaluate project (s) progress.
  • Lead all programming requirements for non-lives sites from concept through to close.
  • Establish and manage the Programming function, programming resources to provide organisational oversight and assurance across all Cairn developments to facilitate current and long-term planning, decisions, resource allocation and prioritisation.

  • Manage Site Programmers and outsourced programming vendor to ensure accuracy, consistency and alignment.

  • At least 2 years relevant experience in a similar fast paced customer focused role.
  • Understanding and experience in residential property a plus.
  • Relevant third level qualification.

  • Work as part of the Cairn Homes Construction management team to ensure the provision of a safe and productive work environment.
  • Always seek to improve the standard of Health & Safety in a practical manner within the company management system and on specific sites.
  • Monitor and enforce the implementation of Cairn Homes Health & Safety Management System.
  • Identify site specific hazards and ensure they are addressed in the site documentation and in a practical manner on the site.
  • Ensure clear lines of communication are maintained to the H&S Manager.
  • Ensure the site folders and statutory records are being maintained on site.
  • Ensure strict adherence to site rules by all contractors.
  • Assist site management to comply with statutory H&S requirements.

The candidate – key requirements

  • Minimum of 3 years’ experience in in managing safety systems in construction is required, including a qualification in Occupational Health and Safety
  • Member of IOSH (Institute of Occupational Safety and Health) preferred
  • Able to manage Health and Safety on-site using their own initiative within the scope of the management system
  • Strong relationship builder and ability to leverage key relationships across the full spectrum of project stakeholders and statutory bodies

This is a fast-paced position requiring excellent interpersonal skills and strong ability to coordinate technical staff and contractors.

 

Key responsibilities

  • Responsible for coordinating, scheduling and supervising of subcontractor maintenance works across multiple large-scale residential developments.
  • Deliver a high level of customer service in interactions with homeowners and site teams to get results.
  • Interact with homeowners in a knowledgeable, confident and professional manner.
  • Successful troubleshooting ahead of scheduled visits to increase customer satisfaction and reduce turnaround time.
  • Respond to reactive requests and schedule follow up of works in a timely manner.
  • Work within health and safety, quality control and environmental standards and procedures and report non-compliance.
  • Monitor contract performance in line with Cairn values & actively report on recurring trends in order to drive knowledge share within the teams.

Key Responsibilities:

  • Continuous monitoring and follow up to the point of resolution, the quality of installation for M&E systems over various residential projects, during the various stages of the build process
  •  Implementation and further development of M&E quality systems being incorporated, including online management portal
  • Supervision of M&E sub-contractors onsite in conjunction with the site teams, ensuring quality expectations are achieved and in keeping with programme
  • Support the site construction management teams in the management of on-site M&E installations and assist with onsite problem solving if and when they arise
  • Active coordination and management of project design teams as required
  • Inspection and recording of sub-contractor’s quality documentation and carrying out quality audits across several live projects

Cairn has a unique opportunity for a high calibre Site Manager, who will manage large scale residential with single point responsibility for project out-turn, from Tender Stage through Construction and Handover. The role provides leadership to the project construction team to ensure works are carried out to the required quality, Health & Safety and environmental standards, and in full compliance with the Planning Permission. We require an experienced, motivated team player with a keen commercial acumen who can contribute to the successful delivery of the project.

Key responsibilities

Typically the candidate will be expected to undertake and assist with the following duties:

  • Excellent Knowledge of Trades and background
  • Ensure compliance with building regulations
  • Experience in residential construction specific apartment / house building experience,
  • Managing Subcontractors and Suppliers
  • Managing Construction Team
  • Managing Programme
  • Co-Ordination of Service Providers and Local Authorities
  • Reporting to Contract Manager / Head of Construction
  • Ensuring Quality of Works
  • Managing Health and Safety on Site
  • Chairing Site and Construction Team Meetings
  • Continuous CPD Development

The candidate

  • Degree / Higher Diploma qualification in Engineering, Quantity Surveying, Construction Management or equivalent; 10+ years post-qualification experience
  • Background in large scale, residential construction
  • Excellent working knowledge of latest building regulation and certification standards
  • Strong commercial acumen and negotiation skills
  • An ability to achieve demanding time and quality targets
  • To have good spoken and written communication skills
  • To be methodical, pay attention to detail and be accurate
  • To be good at working with people at all levels and willing to work in a team.
  • To be self-motivated with ability to work on own initiative
  • To be able to co-ordinate a number of different projects at the same time.
  • To be willing to accept responsibility for completing designated tasks.
